Construction Update, September 26, 2008

Inside the building, finish work continues in the east wing and central portion, while west wing and 2 of 3 classrooms are near complete and almost ready to initiate AV installation.

On the exterior, site work is moving steadily. Roadway preparation and curbing went in this week. Drainage is done, and concrete walks, topsoil, and brick pavers are in process.

 

Construction Update, September 16, 2008

The mahogany front entry windows and doors are installed and look fabulous. Finish work in all areas is moving steadily along. We have a lot of high-end millwork in the building to complete.

On-site sitework continues, and cleanup near the Judge entry is complete. Some fences will come down in September as topsoil and grass is placed.

Looking ahead for the next two weeks, the big interior focus is on millwork installation, but all other finish trades will be working to bring this east wing rooms up to finish level (like the west wing). Public areas will be finished out last, but millwork in the 3rd classroom and main floor public zones will continue.  On the exterior, the focus is on final grading, some paving, and concrete walks around the building, with specific focus on the service drive between Judge and the LLC. Exterior window cleaning is also underway.

 

Construction Update, August 28, 2008

The sitework subcontractor is back and working on final grading and drainage in preparation for landscaping and walks. This work has begun on the north end and is now down to the area adjacent to Judge Hall. The goal is to put in base paving on the new service drive between Judge and LLC by early September.

Neighbors are notified as needed for weekend work. Judge Hall occupancy for Fall term has begun and coordination with ORL is ongoing.

 

Construction Update, July 15, 2008

The major decorative cast stone elements are going in at the front entry. The building exterior will be almost 100% complete by the end of July. Inside, the west wing rooms are almost ready for carpet, and the east wing rooms are now sheetrocked and getting taped. The major window wall at the social area is complete.

Inside work is happening with more frequency on the weekends, and the abutters are kept notified.

 

Construction Update, June 6, 2008

The mason has finished with the brickwork and will now begin installing the large precast elements. Painting and millwork are proceeding in the west wing, and not too far off, carpet will be installed in those rooms. In the social space, the double height glass wall installation has begun. In the east wing, sheetrock and MEP rough-in is moving along steadily.

Exterior site work is starting up again - but all within the project fence.

 

Construction Update, April 1, 2008

The project is approximately 50% complete now, and peaking in terms of manpower on the job with over 100 people daily. Insulation, brick & windows will be complete by June. Interior sheetrock, joint taping, and painting are progressing. Millwork will hit the job soon.

Please note that the site is very muddy with spring melt, but this is being contained on the site.

 

Construction Update, November 12, 2007

Steel is complete, the roof is half on, windows are in on the southwest wing, wall insulation starts this week, the mason starts next week, and lots of interior wall framing and MEP rough-in in the southwest wing. Masonry work on the facade adjacent to Judge will be similar to the amount of recent noise for the lifts used for wall-framing, etc.

A new site entry gate will be created at the end of November to alleviate truck/pedestrian conflicts in the Judge Hall entry area. Trucks will enter the site at a gate to be created on the southeast corner of the fenced construction area - close to MacLean Engineering.

 

Construction Update, September 28, 2007

Steel erection is almost complete and will finish up the week of October 1st. Cutting and placement of the metal deck is a loud activity and will be done by 10/5. Work on the southwest facade adjacent to Judge Hall will continue through approximately Thanksgiving, and then activity in this area will be reduced.

Two additional work items that we need to complete outside the Tuck LLC project fence next week:
Wednesday, October 3 - water line road crossing to the east of the construction gate near Judge. This will only affect traffic headed towards the Channing-Cox lot or the adjacent resident halls. ECI will keep one lane open for cars at all times, and safe passage for all pedestrians.
Thursday, October 4 - crane disassembly. The boom will be lowered across the dirt area (formerly Tree Houses), unbolted and put on trucks to be taken off site.

 

Construction Update, August 6, 2007

Phase 1 (south wing) steel has been going up. The roof trusses will be in place by 8/10 and then the crane will shift away from Judge Hall, over toward Whittemore. The steel erection on Phase 2 (north wing) will then commence. For the foundation concrete walls, one last section remains to pour under the main entry. Some floor slabs have been poured on the lower level, but the first slab on deck is scheduled for 8/2 on south wing. Other deck pours in the south wing will continue approximately weekly. MEP rough-in is well underway on the lower level.

The big push is to get the roof closed and exterior walls up prior to January 1 for most of the building.

 

Construction Update, June 1, 2007

June 4-9:

Monday we will make the last large wall pour on phase one, with interior column footings left to be done. Backfill along the exterior with Judge all week, hopeful to have the new sewer line to front by the end of week. This will be more noticeable as we get close to the end of Judge. Under slab rough-in start at the electric and mechanical rooms. Not a very loud activity. Footings will start for phase two, with this work getting closer to Whittemore. Wednesday will start cutting the foundation wall into Whittemore. This will be noticeable. We hope this will be a three day process, at the worst finishing Tuesday.

June 11-16:

Except for slabs, all concrete work is at the Whittemore side now. Under slab utilities continue. Maybe as soon as Wednesday we expect the crane on site. It will take a couple of days to put together. We are hoping to put the crane along side of Judge, as this will help with access for phase two concrete. With the crane coming steel will show up June 18. This will be noticeable. Not only tractor trailers of steel rolling in, but constant diesel engines running.

 

Construction Update, May 14, 2007

May 14-19:

We will be making the second large wall pour next to Judge no later then Wednesday. The site crew will be back on site Wednesday, and the first activity will be working on the interior piers and footings. The foundation water proofing will start Monday. They be on and off site for the next few months. I don't see any out of the ordinary noise. Work in Whittemore and Murdough is up to the roof, and we have run the conduit for fire shutter to fire alarm.

May 21-26:

We will be working on the last set of walls for Phase I, with interior footings and piers being done as well. Backfill along Judge will start this week, with utility and sewer line work to start as this proceeds. Waterproofing foundations will happen again this week. Underslab rough-in will start, mostly conduits in the electric room. By early June most of the foundation work will shift to the Whittemore side.

There should not be any change in the noise level through the next couple of weeks.

 

Construction Update, April 30, 2007

Concrete formwork for foundations and walls are under way on the west wing. Excavation is under way for the east wing.

 

Construction Update, April 14, 2007

April 16-21:

Carroll Concrete is on site and has been working out details and forming footings. We have the footings formed next to Judge and half way of the back radius. We are installing the rebar. I would like to say we would be pouring footings no later than Tuesday. Weather could affect this. The bulk excavation for this wing will be complete this week. Possibly the end of this rough grading what we can next to Whittemore. Wall forms will be arriving early next week. we should notice a little less dump truck traffic this week. We will see concrete trucks for sure.

April 23-28:

The first wall pour should happen early this week, at the corner area of Judge. We will be doing the finally sub grade cuts along the south end of the wing, next to the job trailer. By this time we can expect concrete trucks and pumpers to a regular fixtures on site. Let hope snow isn't in the site now! Under slab utilities will be under way. The worst noise thru this period should be the concrete trucks.

 

Construction Update, March 27, 2007

March 26-31:

Building excavation will continue along Judge, with trucks hauling material off the site continuously. Starting Monday, we will have trucks entering through the gate by Judge, and leaving through the gate by Whittemore. This will help with congestion in front of Judge. We will be doing a block retaining wall at the end of Judge. Just setting blocks, so very little noise. Some under slab plumbing will be starting the end of week, followed by backfill around pipes.

April 2-7:

Building excavation will continue next to Judge. Carroll Concrete will mobilize and start footings as soon as the rebar arrives on-site, likely in the middle part of the week. This will be the first week for concrete. With the excavation closing in on the gate by Judge, more traffic can be expected by Whittemore.

We are looking at the cooling tower work, Whittemore lockers, and Judge fire curtain work for scheduling over the summer.

 

Construction Update, March 12, 2007

After 10 days of the high-vibration work involved in removing Hinman's foundation slab, the demolition contractor has completed the demolition of Hinman Hall. Engelberth will be mobilizing on site, but will restrict noisy work through the 14th of March to account for the exam period. Utility work will begin today, general excavation for the new foundation will continue, and concrete placement for the LLC foundation will begin in approximately 2 weeks.

 

Construction Update, February 23, 2007

Final demolition work continues with the removal of the foundations of Hinman. Work during the week of 2/26 will be louder, as a large hydraulic hammer will be on site to speed the removal of the foundation base. Engelberth has also started layout work for the new building.

 

Construction Update, February 6, 2007

Water line work will continue through the week of February 5th, which will trigger some brief water outages. Final demolition activites will commence this week, including the break-up and removal of the foundation; please note that this process will entail more pounding, vibration and noise than work to date.

The building contract has been awarded to Engelberth Construction, Inc. New construction will begin soon after the completion of the demolition work in late February.

 

Construction Update, January 15, 2007

The demolition of Hinman is nearly complete. Mobilization for the construction of the Living and Learning Center will begin in February 2007.
