Dartmouth College provides housing for many of its first year graduate students at 8, 10, 12, 14, 16, 18, 20, 22, and 24 North Park Street and 7 and 9 Ivy Lane in Hanover. These apartments are located less than half a mile from the Dartmouth campus. The majority of these apartments consist of four bedrooms, two bathrooms, living room and kitchen, which are shared by four single graduate students.
All North Park Street units are furnished with basic furniture (including stove, and refrigerator, microwave, and in the four bedroom apartments, a dishwasher). Each bedroom has a twin bed, dresser, bookcase and desk and chair. The living room has a couch, arm chair, and coffee table. There are four stools for the kitchen counter. The apartments do not come with linens, dishes, pots, pans, small appliances such as toaster, coffee maker, television, stereo, or telephones. All utilities, except for international telephone calls and cable television in individual bedrooms, is included in the rent.
There is a coin operated laundry for all tenants at 14 North Park Street. There are small storage areas for most tenants.
There are only 29 garage parking spaces for the 111 residents of our North Park Street Graduate Housing. Only people assigned a garage space may park in the garages. Parking is not allowed along the access roads to the NPGH units. Parking is not permitted in any of the surface parking, which is reserved and paid for by employee tenants in the neighboring buildings.
The cost to rent a garage space is $75 a month. Due to the limited amount of campus parking, tenants of NPGH may not park in any other College parking lot. If you were not assigned a garage space you may not park anywhere else on campus, and must make alternative arrangements for parking your car. The Town of Hanover does have a parking garage where people can rent available spaces for $85 - $100 a month. Because of programmatic requirements, and exception is made for Dartmouth Medical School students and they are permitted to park in other Dartmouth lots as permitted by the Parking Operations Office.
There are three visitor parking spaces located between 18 and 20 North Park Street. This parking is for visitors to tenants at NPGH. It is not for tenants at NPGH, nor for friends wishing to park somewhere and walk to campus. People with guests wishing to use these spaces must contact Parking Operations at 646-2204 and provide information about the vehicle that will be parked, and for what time period. All others parking in these spaces are subject to being ticked and towed.
All vehicles must be registered with a State Registry. Unregistered vehicles are not permitted and may be towed at the owner's expense.
Pets are not allowed in any of the units. Violation will result in a fine or eviction.
All tenants must sign a lease agreement. All leases will go through until June 30, 2008. This lease is a legally binding agreement and you are responsible for paying rent until June 15th. A tenant wishing to break their lease agreement should realize that it may not be possible for the Housing Programs Office to find a suitable replacement tenant for the time period in question, and that even if the tenant does leave housing, they may still be responsible for rent through the remainder of the lease term.
The purpose of this housing is to provide accommodations to first year graduate students. Tenants should not expect to be able to renew their leases. If the Housing Programs Office determines that it can renew some leases, instructions about applying to renew will be sent to tenants in January.
Rents are due and payable at the Office of the Bursar, McNutt Hall on the first day of each month of occupancy even though Student Ledger bills are rendered only twice a term. Rents for partial months of occupancy will be prorated.
All apartment units are to be occupied by only the registered tenant, excluding all others, except for temporary guests. All tenants must be considerate of their roommates and permission should be sought before having any frequent or long term guests, or parties.
Apartments may not be occupied before the commencement date of the lease. No personal property will be permitted on the premises before the commencement date.
Keys are only obtainable from the Housing Programs Office which is open 8:30 a.m. - 4:00 p.m. Monday through Friday.
An apartment is not officially vacated until it is completely cleared of all personal property and the key returned. Failure to return keys will require that the College change all the locks to the unit. The cost to change the locks will be assessed to the tenant. Depending upon the number of locks and type that need to be changed, this cost can be anywhere between $150 - $500.
Tenants may sublet their rental unit during periods of absence from the College but only to other College Graduate Students, and only with the prior approval of all of their roommates. Original lessee is still responsible for all rental payments and care of the unit. The Housing Programs Office must be notified in writing of the name of the sublessee and the address and phone number of the original lessee's location away from Dartmouth College. Approval confirmation does need to be received by the Housing Programs Office from all of the roommates.
The Premises shall be used for the Tenant's residential purposes only. No commercial or other non-residential use shall be permitted without the express written consent of the College. Tenant shall not make or permit any noisy or illegal use of the Premises or otherwise use the premises so as to constitute a nuisance. Representatives of the College shall have the right to enter the premises and remove anything which in their opinion may constitute a nuisance or jeopardize the safety of the building or its tenants.
The use of a short-waive or "ham" radio is not permitted because of the radio frequency interference it may cause on a neighbor's TV, telephone or computer displays.
Tenants shall maintain the apartment in a clean condition. By keeping your apartment clean you are being considerate of all residents and assuring its use for future students. No alterations are permitted without the consent of the Housing Programs Office. All breakage, damage or general repairs should be reported immediately to Rental Housing (646-2170). No charge will be made for service or repairs which are the result of ordinary wear and tear. The resident will be assessed for the cost of labor and material involved in making repairs or replacements due to carelessness or neglect. Representatives of the College shall have the right to enter and examine the property and to make repairs or improvements upon reasonable notice and shall have the right to enter and make emergency repairs at any time. When occupancy is terminated the premises will be returned to the College in a clean and orderly condition, subject only to fair wear and tear. The removal of debris, cleaning of stove, refrigerator, cabinets, toilet fixtures, and the sweeping out of the apartment or house, are incumbent upon the departing tenant.
Preventive Maintenance: To avoid damage the following preventive maintenance should be practiced:
Any costs associated with repairing or repainting interiors that is not associated with normal wear and tear will be charged to the resident.
Dartmouth does not assume responsibility or carry insurance for the loss of personal property whether due to theft, fire, water, or any other cause or for an individual's personal liability as tenant of the premises. It is recommended that tenants arrange for adequate insurance coverage for the protection of the tenant's own personal property; for the protection of the landlord for damage to the premises from neglect or accidental causes of the tenant; and protection for bodily injury or property damage to a third party who may be a guest of the tenant.
The cost for domestic local and long distance telephone calls are included in the rent. International calls are not included. There is one phone line for each apartment which is shared by all of the tenants. There is an active phone jack in each of the bedrooms in the four bedroom apartments. Tenants will need to bring their own telephones.
Containers for rubbish removal will be found in the garages. Please make sure trash is placed in the containers and not put in bags on the ground.
No gas-powered machines (e.g. motorcycles, chain saws, lawn mowers, etc.) may be stored inside the premises; nor any gasoline or other flammable materials.
Used motor oil or other toxic waste materials (e.g. pesticides or paint products) should be disposed of during the Upper Valley area's annual household hazardous waste disposal day in the month of May. The College's Biosafety Office advises that containers of such toxic waste should be clearly labeled for proper disposal.
Smoking is prohibited in the apartments, and all common areas within College Housing apartments. Smoking is also prohibited by all College employees working within College Housing properties.
Dartmouth College is responsible for the maintenance and moving of the grounds. Outside sheds, carports, satellite dishes or other structures, including fences, may not be built or placed on the premises. Gardens are not allowed. Tenants may not nail, screw or otherwise permanently fasten any object to trees.
The College provides snow removal service.
Occupants who have private (not shared) entry walks, steps, and porches are responsible for the removal of snow and ice from these areas.
Water service is supplied by the College at no cost to the occupants of College Housing except that the cost of any abnormal usage shall be borne by the tenants.
The stove and area surrounding the stove need to be kept cleaned in order to prevent stove fires. If you are not sure how to clean the stove, please contact the Housing Programs Office so we can arrange for someone to show you how. If the ancil fire suppression system is activated because you have failed to keep your stove clean, you will be charged for the cost to reactivate the system. The cost is over $500.
